How to buy property in Turkey online

Is it necessary to come to Turkey to buy an apartment there? No! And it’s a great option in many situations.

Buying property in Turkey is a great option for investors to increase their capital. Unlike shaky schemes on the stock exchange and risky startups, investments in housing estates under construction always pay off. But investors are busy people, not everyone can find time to come to Turkey to inspect apartments and be present at the paperwork.

In addition, changes in the world do not always mean that it is easy to leave the place and come to another country. The year 2020 showed us what lockdowns and closed borders are. Now it’s easier with this, but even in 2022, not everyone can get to the Republic of Turkey to buy real estate.

Let’s start choosing

At first, everything is as usual. You study the topic, read about the real estate market in Turkey and specific cities that interest you. It could be Alanya, Antalya or Istanbul.

Real estate in Turkey and online viewing

When our manager contacts you, you tell us how you imagine housing, which city and district attracts you the most, what is important for you in the apartment or villa you are purchasing. You can immediately clarify whether the option of installment is important to you.

Then the manager selects for you options that meet all your requirements, and you agree on a virtual showing. At any time convenient for you, you will call the realtor, and he will show you all the selected properties via video call in WhatsApp, Telegram, Zoom, Skype or Viber. The main advantage of showing online, of course, is that at the same time you can be anywhere in the world, even on vacation in the country or on a trip to Mexico. If you have brought your phone with you, that is enough.

You will virtually walk through each apartment, look into the drawers of the sparkling kitchen, if the kitchen set has already been installed, go out to the balcony and see what kind of view it offers. Of course, the video does not fully convey the beauty of the sunset over the silvery sea, but it is quite possible to appreciate the general panorama.

In addition, you will go down with the manager to the first floors of the building and look around the lobby, fitness center, children’s playroom, spa and everything else that is in the infrastructure of the residential complex. Further, the realtor usually shows the streets near the territory of the complex, nearby shops, bus stops, cafes, coffee houses and restaurants.

In addition, if you plan to buy an apartment under construction, you can visit the developer’s showroom via video link and see different finishing options.

Drawing up a contract of sale

The contract is drawn up in two copies in two languages: your native language and Turkish. We will send you a scanned copy with the builder’s signature and seal by e-mail. After reading the agreement, you sign it, scan it and send it to us by e-mail as a file. The same applies to the purchase of Turkish real estate in the secondary market from the owner.

A document signed remotely has the same legal force as a signed document in person.

In addition, we will immediately invite an accredited appraiser who will examine the property and issue a document on its cadastral value. Such an independent examination is a mandatory procedure before making a deal in Turkey.

Issuance of a power of attorney upon purchase

In order for us to represent you at the sale and purchase transaction in the cadastral department, open a bank account for you in Turkey and receive all the necessary and accompanying documents for you, you should issue a power of attorney. To do this, you need to contact the Turkish consulate in your country and then order a notarized translation into Turkish. The document will contain the characteristics of the property, information about you and your authorized representative, as well as a specification of the actions for which the power of attorney is issued. The consulate already has a ready-made form for this case.

In case of a possible lockdown, we would like to add that during quarantines, embassies often work remotely, and therefore the possibility of issuing a power of attorney remains even during quarantines.

As soon as we receive the power of attorney, we will immediately begin all the necessary actions to register the property.

Bank account opening

You need to open a Turkish bank account before buying. Since the relations of Turkish real estate agencies with the banking sector are well established, an account can be opened in one day with one call. For this we need only a power of attorney from you.

You can immediately transfer money to a freshly opened bank account in Turkey in dollars, euros or pounds to pay for real estate.

Currency exchange certificate

By proxy, we will receive from the bank a certificate of currency exchange for Turkish Lira, which is required from 2022 for all transactions in which foreigners participate. We will exchange only that part of your funds that is equal to the cadastral value of the property according to the results of an independent examination (we wrote about it a little higher).

Paying for real estate remotely

Payment is made through a transfer from the buyer’s account to the account of the seller (developer or owner in case of buying property in Turkey in the secondary market).

As for citizens of the Russian Federation, SWIFT transfers to Turkey remain the main payment method in 2022. The contract of sale abroad provides banks with a sufficient basis for the transfer. In addition, we can suggest how to use cryptocurrencies for payments.

Conclusion of the transaction in the cadastral department

The main stage in registration is the reception at the cadastral department by appointment. The buyer and seller must be present at the time of the deal, or their authorized representatives. In the event of a remote property purchase, you will be represented by a realtor from our agency Project Home.

Before issuing a certificate of ownership, the land registry office checks whether there are any encumbrances on housing, whether an arrest has been made, whether the property has been mortgaged. If everything is clean, a TAPU is issued, a Turkish document of ownership.

Obtaining a Certificate of Ownership (TAPU)

After registering the deal some time later, we will receive a certificate of ownership for the purchased apartment for you. We can send the document to you by a reliable courier or keep it until your arrival. Wherever the certificate is kept, you are now considered the full owner of the apartment or villa. And the deal is irrevocable.

Re-registration of meters

With a power of attorney from you, we will re-register all utility meters in your name. You can pay bills through a Turkish bank on your own or with our help.
